By having these indepenant groups of experts under one overall corporate umbrella, we maintain full creative and quality control, ensuring a seamless experience and a flawless result.
We offer both structures but strongly recommend Lump-Sum contracts for client satisfaction and peace of mind.
In a Cost-Plus model, the owner carries the risk of price fluctuations, subcontractor issues, or inaccurate early budgets — and “cost change orders” and work change orders. Cost change orders are not related to scope changes but merely change the cost and fee basis – these can become frequent and unpredictable.
In our Lump-Sum model:
- We include a small contingency for unknowns and absorb cost overruns ourselves to honor the fixed price.
- The only changes that you are responsible for are those initiated by you such as requested changes in scope or related Allowances (such as finish selections). We do not profit from Allowance overages, ensuring all selections are presented fairly and without markup incentive.
This structure creates transparency, confidence, and cost certainty — which our clients consistently value.
We share costs in clear, documented phases:
- Conceptual Phase:
Once we understand your vision, we present a fully specified scope of work with a detailed, line-item budget that aligns with your plans and Fit & Finish standards. - Design-Build Agreement (DBA):
This defines the architectural and design development work, guided by your approved scope and budget. We typically stay within ±2% of our original estimate through to the final Lump-Sum Budget. - Fixed-Price Commitment:
After final plans are approved, we lock in your project price with detailed Allowances — so there are no financial surprises for items beyond your control.
Each project is financially independent.
We establish a dedicated bank account for every client project, never commingling funds between jobs. This provides absolute clarity, accountability, and protection for your investment.
Every invoice is reviewed and reconciled before closing to ensure all details are accurate and transparent.
Quality is defined through clarity and client education about cost drivers. We coach the client in each step to assure solid decisions are based on clear knowledge.
Our final architectural set includes every detail: millwork, trim, ceiling details, windows, lighting, tile, structural drawings, and landscaping — all coordinated with written specifications.

Absolutely. Through Tribus Interior Design, we offer full interior furnishing and styling services, ensuring your home is complete on move-in day — right down to the artwork, linens, and accessories. We also incorporate any pieces of existing furniture you love.
Our goal is to create a turn-key experience so you can simply arrive and enjoy.
Every Dillard-Jones home comes with a comprehensive two-year workmanship warranty and extended structural coverage. Having built homes for more than 20-years, we also stand behind our work regardless of the warranty status.
We handle all warranty requests internally — with the same team that built your home and a team of service experts— ensuring prompt, high-quality service. Most of our clients also use our service team for all their home management and maintenance needs.
