Introducing The Dune: A Nod to Clean, Coastal Carolina Architecture

Introducing The Dune: A Nod to Clean, Coastal Carolina Architecture

There’s something satisfying about architecture that doesn’t try too hard. The Dune, our newest design coming soon to Kiawah River, strips away pretense to reveal what coastal Carolina building traditions have always taught: that honest materials, thoughtful proportion, and respect for place create homes that remain timeless.

Honoring Lowcountry Simplicity

The Dune takes its design cues from the working heritage of coastal Carolina: structures built by craftsmen who understood that durability and utility need not compromise simple beauty.

Elevated on tabby stucco piers that pay tribute to regional building history, the home combines horizontal lap siding with vertical nickel gap paneling. This creates visual texture through the interplay of simple forms rather than applied decoration.

Exposed rafter tails beneath the standing seam metal roof add functional detail that serves both structural and aesthetic purposes. Black-framed windows punctuate clean facades with crisp geometry, while the restrained color palette – soft neutrals accented by natural wood tones – allows the architecture itself to speak. This isn’t minimalism for its own sake… it’s clarity of purpose translated into built form.

Accessible Yet Spacious Living

One of The Dune’s most compelling qualities is its commitment to delivering generous living spaces within a framework of smart-sized luxury construction. By prioritizing smart design over expansive square footage and unnecessary complexity, the home achieves an openness and flow that belies its efficient footprint.

With 2,493 square feet of living space, including 3 bedrooms and 3.5 baths, The Dune is an example of intentional, thoughtful planning. Every space has a purpose, serving multiple functions without feeling cramped. This uncomplicated approach to architecture makes well-designed coastal living more attainable for families, proving that restraint in design can actually expand possibilities.

Broad Porches for Southern-Style Entertaining

True to Lowcountry tradition, The Dune dedicates significant square footage to covered outdoor living. The broad front porch with its horizontal railing invites morning coffee and evening conversation, while the elevated design maximizes breezes and views.

These aren’t decorative afterthoughts but essential living spaces that extend the home’s functionality and embrace the region’s temperate climate. Paired with durable materials built to weather coastal conditions, these porches promise decades of gathering, celebrating, and simply being present in place.

The Dune represents architecture as it should be: honest, enduring, and quietly confident.
