Welcome to Kiawah River

Kiawah River, nestled on Johns Island near Charleston, South Carolina, is a thoughtfully designed coastal community that harmoniously blends traditional Lowcountry architecture with sustainable living practices. The community’s homes draw inspiration from historic agrarian structures, featuring elements such as wraparound porches, raised foundations, and expansive central hallways. These design choices not only pay homage to the region’s architectural heritage but also promote natural ventilation and comfort, essential for the Southern climate. Materials used throughout the community are selected for their durability and environmental friendliness, ensuring that each home complements the surrounding natural landscape.

Beyond individual residences, Kiawah River’s master plan emphasizes a strong connection to nature and community. Over 50% of the 2,000-acre property is preserved as open space, including marshlands, ponds, and nature trails. The community incorporates sustainable infrastructure, such as rice trunk gates—a nod to 17th-century water management techniques—to regulate tidal flows and support local ecosystems. Additionally, the integration of pollinator gardens and wildflower meadows fosters biodiversity and enhances the area’s natural beauty.

Kiawah River stands as a model for environmentally conscious development, where design and materials are thoughtfully chosen to reflect and preserve the unique character of the Lowcountry.

Design Guidelines

Kiawah River’s design guidelines are deeply rooted in Lowcountry traditions, prioritizing simplicity, durability, and harmony with nature. Homes are designed with materials like wood siding, metal roofing, and brick foundations—selected for their regional authenticity and resilience.

Architectural forms are influenced by vernacular farmhouse styles, featuring gabled roofs, porches, and subtle color palettes that complement the coastal landscape. The guidelines emphasize human-scaled design, outdoor connectivity, and craftsmanship, ensuring each structure contributes to a cohesive yet diverse community character.

Southern Living Idea House

It was our honor to be chosen as the builder for the prestigious Southern Living’s 2024 Idea House in Kiawah River on Johns Island, South Carolina.

Construction of this Low Country gem was all about heritage and bringing the styles, sensibilities and traditions of the past into modern interpretations that resonate with sophisticated buyers.

We felt privileged to co-create this masterpiece with Allison Elebash of Allison Elebash Interior Design, Kirsten Schoettelkotte of MHK Architecture, and landscape designer Scott Parker of DesignWorks.
