A Design-Build+Interiors firm provides a better way to create your home with one team handling all aspects, from concept through completion. Our entire team works collaboratively and transparently to achieve the common goals shared with the owner, so that the whole project works efficiently and on time.
In “conventional” building projects, each represented discipline works independently (design, build, interiors). This does not allow for the synergistic effect of teamwork, which can result in problems for the owner.
All of our projects are in or near luxury communities around Lake Keowee, Upstate SC, and Western NC. We are a local builder with offices in each area and have local staff dedicated to each project with the support of a professional team. While there isn’t a magic formula to determine the cost of a home, our process provides Real Costing Answers™ based on the details of your design, site, and quality. Once our conceptual work is completed, along with some “fit and finish” dialog, we establish a realistic budget utilizing our 300+ budget items. Our Real Costing Answers™ provides you with a better understanding of the cost of building and allows you, as a partner, to understand the path forward to build with complete certainty.
By pricing our jobs in a “Lump Sum” manner rather than a “Cost Plus”, we take the risk of errors upon ourselves. The only cost variables to our owners are the Allowances or Changes, and we carry all the risk of budget increases and estimating errors. Open ended or “Cost Plus” projects tend to have cost overruns and the builder ends up making more which does not fit well in our partnership model.
As an all-inclusive firm, Dillard-Jones employs a broad range of experienced industry professionals as part of our overall team. Tribus Design Studio (TDS) provides ongoing selections support, along with drawings/schematics of details during the building process. For many of our clients, TDS continues the relationship through furnishings and accessories.
DJB and Tribus Architecture employs the best residential design professionals. We make sure that the best fit for your project guides the design process while working closely with the build and interiors teams.
Dillard-Jones Services (DJS) is a division of DJB that is completely focused on after move-in services, concierge support, and renovation work.
In addition to having the Multi-Tier Building QC™ team, which includes the site project manager, designer/architect, VP of Quality, and t he builder/president—each project requires written compliance with our Building with Best Quality™ checklist that details hundreds of critical quality checkpoints throughout the four critical phases of construction (foundation, pre-drywall, design compliance, and final).
We believe that we are the right sized builder. Our focus is on luxury homes in two specific geographic areas and we typically complete about 12 +/- homes a year.
We staff each project to ensure maximum quality throughout the overall experience from start to after move-in. In order to provide the highest standard of service and quality expected from the best, as a company we self-limit the number of starts.
